Smyrna TN Real Estate Snapshot (Infographic)

What is the Smyrna TN real estate market looking like as we head into December? Are things slowing down drastically during the winter months? Not at all! (For the next Smyrna market snapshot, see this post.)

The low-inventory trend continues in Smyrna, just as it has in Murfreesboro, Nashville, and the rest of the Middle TN area. However, we have not seen a precipitous drop in December. Home sales were down only slightly from the previous 30 days. Homes that hit the market are generally selling quickly – 5 days on the market is the median DOM. As long as houses are priced appropriately, sellers are generally able to get what they are asking, with homes selling at an average of 99.52% of list price.

My take:

All of this is good news for home Smyrna TN sellers in the coming months. Houses are selling quickly and there isn’t a lot of competition. For home buyers, the news isn’t all bad. The fact that homes are selling, on average, slightly below list price indicates that savvy buyers (or savvy real estate agents) are identifying those homes that are over-priced and negotiating the sales price down slightly. That means there are deals to be found, even in this seller’s market.
